The owner/seller must invest the necessary time and energy (or hire a professional) to issue and gather all of the relevant certifications and paperwork in order to be allowed to sell (transfer) a property in Greece.

 

 

Those are:

 

  • Tax Clearance
  • Certificate from a civil engineer attesting to the legality of all contracts for the transfer of properties, even unfinished ones, under terms of zoning and planning.
  • Every building with a surface area larger than 50 square meters needs to have a Certificate of Energy Efficiency.
  • An affirmation (Law 2238/94), stamped by the Tax Authority, or a relative certificate are necessary if the property is rented.
  • Affirmation, stamped by the Tax Authority (Law 2459/97).
  • Two copies of the person’s ID card.
  • One copy of the annual tax clearance by the Tax Authority.
  • Property Ownership Title (Contract of Ownership)
  • Building Permit
  • Property layout with an engineer’s confirmation in accordance with Law No. 651/77. It is also necessary to have a stamped top view of the property if the acquisition will be funded by a bank loan.
  • Certificate of Local Real Estate Duty by the Municipality where the property is located.
  • Lease contract, if the property is leased.
  • When the property is the result of an inheritance, parental benefit, or donation, the relevant Tax Authority must issue a certificate stating that no taxes are required.
